This way, you can copy these ideas for your own home to get the most out of the space you have.

10x12 Small Living Room Layout With Sofa and TV 

Floor plan details: This 10′ x 12′ living room features a tried-and-true design with the sofa on one side facing a TV on the other. The 84″ x 36″ sofa sits tight to the left wall, facing a slim 60″ x 16″ TV console on the right with a 30″ x 32″ accent chair on the lower side, slightly tilted toward the couch for conversations. Directly in front of the sofa, there is a 30″ x 22″ coffee table sitting on top of a 5′ x 8′ rug, so the entire area feels styled. The seating group is ideal for gatherings while still leaving a generous area between the table and TV for a walkway.

Dimensions:

  • Room size: 10′ x 12′
  • Sofa: 84″ x 36″
  • TV console (or TV + low unit): 60″ x 16″
  • Rug: 5′ x 8′

Design tips:

  • Keep the sofa flush against the wall to save space in the center to maneuver.
  • Use a slim TV unit such as the 16″ deep option shown.
  • Choose an accent chair that can easily be moved or swivel so the seating feels conversational, but can rotate toward the TV if you want a home theater design.
  • If you don’t want the coffee table, swap it for a small ottoman, but keep the 30″ x 22″ size so it doesn’t intrude on the available knee space.
  • Place a 5′ x 8′ rug underneath to define the seating zone.
  • Put one floor lamp behind the chair, and add one floor or table lamp near the sofa.

This living room places a sofa and two chairs all facing in toward a round table to create a U-shaped seating area for an effective conversation zone that still faces toward the TV.

Floor plan details: This 11′ x 13′ living area is built around its “U-shape” seating area that promotes conversation and TV viewing. The 84″ x 36″ sofa is set on the top wall facing toward the TV console on the opposite side, while two 30″ x 32″ chairs sit in the middle, opposite each other on the right and left, and slightly angled inward. This placement allows everyone to naturally face the middle of the room. The TV sits on a 60″ x 16″ console along the bottom with a 36″ round table placed in the center on top of a 5′ x 8′ rug that frames the entire seating zone.

  • Sofa: 84″ x 36″

Design tips:

  • Turn in the chairs for an entertaining setup.
  • Place a 36″ round table in the center of the three seat arrangement so it gives everyone equal reach.
  • Use a slimmer chair silhouette and choose models with open arms or a lighter frame so the corners are not blocked.
  • Put the front legs of all seating on the rug.
  • Choose a low TV unit with a slim width, such as the 16″ deep console shown.

12×14 Living Area Layout With Sectional and TV

This room pushes an L-shaped sectional into one corner, facing a TV console, allowing for an open space on the other side, so there is uncluttered flow to the doorway.

Floor plan details: This 12′ x 14′ living area is set up with an L-shaped sectional facing the TV on one side and an open side for circulation on the other. The sectional measures 95″ x 60″ and is tucked into the bottom-left corner with a round 36″ table in front. The sofa and table are placed on top of a large 8′ x 10′ area rug. The TV sits against the top side on a slender 60″ x 16″ console that’s centered toward the seating zone. This setup leaves an open space along the right side, so there’s plenty of room to maneuver.

Dimensions:

  • Room size: 12′ x 14′
  • Sectional: 95″ x 60″
  • TV console: 60″ x 16″
  • Rug: 8′ x 10′
  • Round coffee table: 36″ round (shown as “36″ R”)
  • Clearance from TV wall to rug edge: 33″
  • Clearance from sectional front to coffee table zone: 33″
  • Open circulation lane on right side of room: 6.15′
  • Top wall spacing notes: 30″ on the left side, and 78″ on the right

Design tips:

  • Keep the right side open so the lounge area is on the left and a walk zone on the right.
  • Place a shallow TV unit that is about 16″ deep to preserve the 33″ buffer to the table.
  • Use a round table, or ottoman with the sectional, so it’s easier to get around and softens the L-shape sofa design.
  • Put the sectional’s front legs on the rug to designate the lounge seating spot.
  • Add a single vertical element on the open wall to the right of the sectional, like a floor lamp, plant, or slim bookcase.
  • Swap the coffee table for two nesting tables if traffic feels tight.

This living room has a bit more room to float the sofa with a console behind and facing a coffee table and a TV.

Floor plan details: This 12′ x 15′ living space is designed for an open-concept feel by bringing the sofa away from the wall to intentionally float it to create space for a console table behind it. The 84″ x 36″ sofa sits left-of-center facing the TV on the right side. A coffee table measuring 48″ x 24″ sits centered in front of the sofa on top of an 8′ x 10′ rug. There is a single 30″ x 32″ chair placed at the bottom with the top legs on the rug. On the left wall, a 60″ x 12″ console holds the TV and works to balance out that side so there is design symmetry. 

Dimensions:

  • Room size: 12′ x 15′
  • Sofa: 84″ x 36″ (floating placement)
  • TV console: 60″ x 16″
  • Left-side console: 60″ x 12″
  • Rug: 8′ x 10′
  • Coffee table: 48″ x 24″
  • Accent chair: 30″ x 32″
  • Sofa-to-coffee-table clearance: 18″
  • Chair-to-coffee-table clearance: 16″
  • Main seating zone depth noted on rug: 8.8′

Design tips:

  • Add a slim console table behind the sofa, allowing you to place lamps or decor items there.
  • Stick with the larger 8′ x 10′ rug size so that all of the front legs of the furniture can be placed on top.
  • Choose a coffee table you can walk around, such as the 48″ x 24″  options that are shown for an 84″ sofa.
  • Avoid using a bulky chair on the lower side so the room doesn’t feel blocked.
  • Balance both walls by adding a 60″ x 12″ media console on the left so there is symmetry between sides.
